What is a planning application?
Simply defined a planning application is the initial part of the process for obtaining planning permission. Planning permission is required throughout the UK and Ireland in order for you to build on land, change the use of land as well as extending or changing your property.
A planning application will be submitted to your local council for them to make a decision. It can be refused and contested by your neighbours also.
Do I need planning permission?
This is a common question asked by people who are planning on extending or converting their property. Whilst planning permission is a requirement for many things, there are also a host of things that you can do without obtaining permission first.
Some of these include:
- Internal remodelling that does not alter the footprint of the property
- Porches that are no taller than 3m and do not exceed 3m2
- Gates, fences and walls
- Swimming pools
It is important to remember that if you are in any doubt regarding your planning permission status then you should speak to an expert about what is allowed and isn’t allowed without planning permission.

How to apply for planning permission
One of the simplest ways to apply for planning permission is online; this means that you can complete it as and when you need to and also track the status of current applications that you have underway.
However, you can also, if you prefer, apply for planning permission via a paper application form that can be printed and filled out ready to send to your local council.
What is permitted development?
All of the above projects are classed as permitted development. Permitted development means that you do not need to apply for planning permission and can simply begin your conversion or extension project without needing to speak to your local council first.
